The Caped Crusader.

I've been quiet these past few weeks...thank you to those who noticed. The main reason for this is we have been busy selling properties in what appears to be a resurgent market.

However last night at my mother's birthday dinner I looked up and into the night sky and saw the bat signal and rushed to answer the call to protect the citizens of Mosman (much to my mother’s disgust). The text messages were coming in thick and fast, the good people of Mosman were in uproar.

Last week a post appeared on Mosman Living posing the question 'does anyone else get annoyed when an $8m house is listed with a $6m price guide?' Apparently they do...

The property in question sold last night for $8.1M...golly gosh who would have thought?

It would appear that in recent times bait pricing has re-emerged as the new norm, I think the public understands 'how things work' and tolerates it up to a point but over 30% is where the mob starts to turn.

Look I get it, I sell property and there is no doubt that our job is to create interest and competition when selling a house but seriously.

It’s not easy being a vigilante, part villain part hero but clearly there needs to be a conversation.

I’m often asked why agents do this. The answer is simple, to those not involved in the process it makes you look good.

Neighbours who don’t follow the market only hear the headline and are duly impressed with the incredible and surprising result. The buyers are left much less impressed and often heartbroken.

I’m not sure what the answer is here but the question is at what point do we need to start a conversation? No time like the present.
